The Mall Split In Two This Year, And Aventura Hasn't Noticed Yet

Park in the garage off Biscayne Boulevard on a Saturday afternoon and the walk from Bloomingdale's toward Abigail Road used to feel like one continuous errand. Same mall, same air conditioning, same rhythm of window shopping. Cross that ring road now and something different is happening. A 26,000-square-foot gym has taken over what was a Sears footprint. A Salt & Straw scoop counter sits a few doors from a steakhouse. Signage for a Japanese apparel brand is going up where Urban Outfitters used to be, on the mall side of the street.

Nobody renamed Aventura. But the property split into two distinct commercial identities this year, and the split explains almost everything landing here this fall.

One Property, Then Two Very Different Bets

For most of the last decade, the block adjacent to Aventura Mall was a single, somewhat troubled asset. Seritage Growth Properties built the Esplanade at Aventura on the site of a former Sears store, and the redevelopment ran into construction liens, tenant litigation, and pandemic-era delays before leasing finally stabilized. Seritage, working through a shareholder-approved liquidation plan, sold the 219,000-square-foot property in December 2025 to Turnberry and Simon Property Group, the same partnership that owns Aventura Mall itself, for $131 million. The buyers financed the deal with a $101.8 million mortgage from Bank of America and renamed the center The Abbey at Aventura.

That is the moment the split became official. Turnberry now controls both sides of Abigail Road, and it is running them as two different plays rather than one bigger mall. Turnberry principal Harrison Soffer described the intent plainly at the time of the sale.

"We will enhance the property and deliver more lifestyle-driven environments."

That is not marketing filler. It is a description of a specific building strategy, and this fall's tenant list on both sides of the street shows exactly what it means in practice.

What's Actually Landing Inside The Mall

Inside the enclosed mall, the additions this fall are aimed at a shopper who is browsing, not running an errand. Uniqlo is moving into the former Urban Outfitters space at 19501 Biscayne Boulevard, expected to open late this fall as part of the retailer's broader 2026 push into new U.S. markets that also includes Austin, Houston, Boston, and Seattle. This is one of Uniqlo's first storefronts anywhere in South Florida.

Revolve is opening its third physical store ever at Aventura Mall, a 4,512-square-foot space that sits between the brand's larger Los Angeles flagship and its smaller Aspen location, and the store will fold in Revolve's luxury division, Fwrd. Revolve's leadership has been direct about why Aventura specifically. As CEO Michael Mente put it, the brand has built a strong online customer base in South Florida for years and wanted a physical home in that market. The company is also planning Miami-specific product drops timed to cultural moments like Art Basel Miami Beach and the Miami Grand Prix.

Layer on Celine's debut and a second, expanded location for CH Carolina Herrera, both slated for this year according to the mall's own year-end retail recap, and the pattern is unmistakable. Aventura Mall, named Best Mall in the United States by USA Today's 10Best Readers' Choice Awards for the second year running, is using that recognition to pull in brands that want a fashion-forward, aspirational address, not a convenience stop.

What's Landing Twenty Feet Away

Cross Abigail Road and the priorities flip. The Abbey's roster already included Jarana, STK Steakhouse, North Italia, Sweetgreen, Amalfi Llama, Pure Barre, and the coworking operator Industrious before the sale closed. In the months after Turnberry and Simon took over, a 26,000-square-foot Anatomy Fitness and a Salt & Straw scoop shop joined that lineup. The Abbey's own description of itself gets at the intent directly: start with a workout at Anatomy, grab lunch at Sweetgreen, spend the afternoon at Industrious, end the day at STK. That is not a shopping trip. That is a schedule.

One side of the street is recruiting brands that want to be discovered. The other side is recruiting brands that want to be used weekly. That is the actual story behind this fall's openings, and it is why the two properties, despite sharing an owner and a parking garage, no longer feel like the same trip.

The Twenty-Year Market Still Running Underneath Both

None of this luxury repositioning has touched the Aventura Farmers Market, which has operated on the mall's lower level, near Zara and Bloomingdale's, for more than two decades. Open weekends during mall hours, the market draws somewhere between 50 and 65 vendors on a given weekend selling produce, prepared foods, and handmade goods. Leashed dogs are welcome, and the market regularly features live performances alongside the stalls.

It is a strange and honestly appealing contradiction. A shopper can walk past a Celine storefront on one level and buy hand-glazed acrylic pieces from a Colombian artist a few floors down, or pick up small-batch olive oil from a vendor sourcing from a village near Tuscany. Aventura Mall's luxury ambitions get most of the press, but the market underneath it has stayed quiet about its own longevity, which is its own kind of confidence.

The Smaller Arrivals That Round Out The Season

A few additions this fall have nothing to do with the mall-versus-Abbey split, but they matter to anyone building a weekly routine here.

Crema Gourmet, the homegrown Miami café known for design-forward spaces and an all-day menu, opened a new Aventura location at 18215 Biscayne Boulevard this past spring, with a ribbon-cutting led by Howard S. Weinberg. It is another data point in a city that keeps absorbing new coffee options without losing the ones it already has.

And the Aventura Arts & Cultural Center, the 330-seat venue at 3385 NE 188th Street that has hosted touring shows and local programming since it opened, is marking its 15th anniversary this year with a season that runs into the fall calendar. It is easy to overlook a venue that size sitting a few blocks from a mall that just got voted best in the country twice in a row, but it has been the neighborhood's actual cultural anchor for fifteen years, long before either side of Abigail Road picked a lane.
